Mortgage rates have eased modestly, with the latest numbers showing:

30‑year fixed-rate mortgages: averaging 6.79 % (down ~2 bps)
15‑year fixed-rate mortgages: approximately 5.88 %
5‑year adjustable-rate mortgages (5/1 ARMs): about 7.26 % (up ~1 bp)

These align closely with broader California trends: the state’s 30-year fixed average is 6.94 %, and 15-year sits near 5.96 %

Market context:

The 30‑year fixed rate dipped slightly.. marked as a four‑week low, sliding under the 7% mark.
Despite tight mortgage spreads, ARMs remain higher.. reflecting shifting investor sentiment .
